1. Payments: Payable to Acadia Cottage Rentals Inc. by USD check, money order, or credit card (via PayPal, with fees) are as follows:

Agent’s Commission on total rent and fees, $000.00will be deducted from owner proceeds prior to disbursement.
2. Maximum Occupancy: 0, which may not be exceeded by occupancy or gatherings without Lessors’ consent.
3. Conditions: Lessees will keep the premises in the same condition as at the beginning of the Lease (wear and tear arising from reasonable use and damage by the elements are excepted); Lessees agree to assume financial responsibility for damages or loss to the structure and/or furnishings, appliances, landscaping, recreational equipment, and any other items or materials, caused by Lessee negligence or abuse. Costs of damages or cleaning required in excess of the usual and customary will be deducted from the Security Deposit and/or billed as an extra charge.
4. Pets: No pets are permitted in the premises unless approved in #13, below; unapproved pets are cause for immediate eviction without refund; Lessees are responsible for maintaining strict control of permitted pets, including barking, cleanup of any pet debris and damages caused by pets.
5. Utilities: Lessors will provide standard utilities and trash collection and warrant that utility systems and appliances are in good working order; trash should be bagged tightly and placed in containers provided and moved to a designated location for pickup according to posted instructions.
6. Fires: No smoking is permitted in the residence; no outdoor fires are permitted except in designated appliances or containers designed for cooking or recreation which may be provided by Lessors as amenities; Lessees will provide their own firewood for wood-burning fireplaces or stoves.
7. Inspections & Repairs: After notification by telephone, email or other means, Lessors or Agent may enter the premises during daytime to examine and/or make repairs or alterations as necessary for preservation thereof; in emergency situations such notice may be waived.
8. Habitability: If premises shall become inhabitable or legally prohibited during Lessees’ tenancy, funds received will be refunded pro-rated.
9. Cancellations: If Lessees are unable to take tenancy for any reason, monies prepaid, excepting a prepaid security deposit, shall be retained as liquidated damages and Lessees shall be responsible for paying any remaining balance due; reasonable efforts to re-lease the premises will be made and if successful monies received through re-leasing, up to the amount prepaid, will be refunded to the original Lessees.
10. Risk & Liability: Risks, such as proximity to water, steep drop-offs, and use of provided equipment, may be present; Lessees agree to assume such risks, to take reasonable precautions to prevent injury to themselves, minors, guests, or others and to hold Lessors and Acadia Cottage Rentals, Inc. harmless from any claims for injury and/or damage by those using the premises to the full extent permitted by law, and to indemnify Lessors and Acadia Cottage Rentals Inc. from the expenses of any such claims.
11. Quiet Hours: 10 PM to 8 AM; tenants will please maintain peace and quiet suitable to the location of the premises at all times
12. Departure Instructions: the premises should be left in a CLEAN & ORDERLY CONDITION :
1. Used dishes, cookware and equipment washed and stored and counters and tables wiped clean.
2. Trash and recyclable bottles & cans bagged separately and placed in designated containers.
3. Floors free of debris and moved furniture put back in place, taking care not to scratch floors.
4. Used bed linens stripped and piled in the bedrooms and used towels/mats piled in the bathrooms/tubs; if washer/dryer are provided, please start a load (according to cottage instructions and unless posted otherwise).
5. Keys returned to their original location and leave entry doors as they were on arrival.
6. Please report unsafe or deficient conditions and any other comments to Agent promptly.
